Charming, extended cottage

Muirpark Cottage is a charming, extended cottage situated on the western periphery of Humbie. The house occupies a rural location with southerly views over open fields to the hills beyond. The house was extended in the early 1980’s and is arranged principally on the ground floor, with three first floor rooms. The property is an ideal home for equestrian enthusiasts, being situated in approximately 6.2 acres, with stabling, grazing and an all weather arena adjacent to the house.

The house has a spacious reception hall accessed by two glazed doors. The hall has a staircase to the first floor and gives access to the reception rooms and principal bedroom accommodation. The drawing room also has double doors to the driveway and an open fireplace. From here an archway leads into the dining room, which has a hatch to the kitchen. The kitchen has a good range of fitted units, incorporating a 1½ bowl stainless steel sink and a range cooker, with five ring electric halogen hob, warming plate, grill and two ovens below. The back hall is accessed directly off the kitchen and leads to a separate WC, utility room and the double garage/tack room.

The reception rooms are well balanced by four double bedrooms,three of which are on the ground floor. Of these three ground floor bedrooms, one has an en suite bathroom and another an en suite WC. There is also a family bathroom. On the first floor, there is a further double bedroom, a games room/snooker room, and a office/family room under the eaves.

OUTSIDE

The property is approached from the road by a gravel driveway which leads to a parking and turning area adjacent to the house. There are a number of borders to the front of the house, with lavender, cotoneaster and primulas as well as other shrubs and plants. To the east of the house there is a lawned area, sheltered by Scots pine trees.

The property is superbly set up as an equestrian facility. There is a separate access from the main road to the stable block with ample turning area and storage space for a horse lorry. The stable yard is arranged in an L shape and contains four large loose boxes with rubber flooring and a rug storage area. At the rear of the stable block there is a lean-to structure providing two further loose boxes and hay/feed store.

Behind the stable there is a floodlit arena of approximately 25m x 60m with a silica sand and rubber composition base. To the east of the stable block and arena is the grazing. This has a hawthorn hedge at the northern boundary, post and wire fence on the east and post and rail on the west. It can be divided up into smaller, more convenient paddocks with electric fencing.
